Safe CoLV is designed to provide a clean, peaceful, respectful, and professionally managed shared-living environment. Our community works best when everyone does their part โ by becoming a member, residents agree to respect the home, shared spaces, other residents, and the community standards outlined below.

What your membership includes.
Depending on your room and Property Addendum, your Safe CoLV membership may include:
Private Room
Use of your assigned private bedroom.
Shared Common Areas
Access to designated kitchen, dining, living, laundry, bathroom and other common areas.
Included Utilities
Utilities and services identified as included for your room/property.
Internet
High-speed Wi-Fi when included in your Property Addendum.
Property Services
Common-area cleaning, landscaping, pest control, furnishings and other services when specifically included.
Maintenance Support
A designated process for reporting maintenance issues and requesting assistance.
Security Features
Exterior or common-area security systems when installed, subject to applicable privacy laws.
Management Support
Reasonable access to Management for operational questions, maintenance coordination and approved access assistance.
Available amenities and services may vary by property and room. Please refer to your Property Addendum for details.
Our Community Rules
The standards we share.
- 01
Approved Occupancy
Only approved residents may occupy an assigned room. Residents may not allow another person to move into or regularly occupy their room without appropriate authorization.

Visitors & Guests
Please respect the shared nature of the home when inviting visitors. Unless otherwise provided by your agreement or required by law, visitor approval should be requested from Management at least 48 hours in advance.
Overnight guests are not permitted unless specifically authorized or otherwise permitted by applicable law.

No Parties
Parties and large gatherings are not permitted. Residents are expected to avoid activities that create excessive noise, safety concerns, property damage, or substantial disruption to other residents.

Keep Shared Spaces Clean
Clean as you go. After using shared facilities: wash and put away dishes, clean cooking surfaces, wipe up spills, dispose of trash properly, clean up after yourself in shared bathrooms, and return shared items to their proper location.
Please leave common areas ready for the next resident.

Keep Walkways Clear
Personal belongings should remain in your private room or designated storage area. Hallways, stairs, entrances, exits, doors, fire routes, alarms and safety equipment must remain clear and unobstructed.

Respect Restricted Areas
Garages, storage areas, utility/equipment rooms, mechanical areas and other designated restricted spaces are not accessible to residents without permission.

HVAC & Thermostat
Please follow the heating and air-conditioning requirements provided for your property. Do not tamper with or interfere with locked or centrally managed thermostats or HVAC equipment.

Private-Room Appliances
Certain appliances can create electrical or fire hazards. Portable heaters, window AC units, hot plates, cooking appliances, mini-fridges, freezers and similar high-load devices require written approval when applicable.

Quiet & Consideration
Please be considerate of your housemates at all times. Residents must follow the quiet hours listed in the applicable Property Addendum and avoid excessive or disruptive noise at any time.

Smoking & Vaping
Smoking and vaping are prohibited inside the Property and in designated smoke-free areas.

Animals
Animals are not permitted unless allowed under the applicable Property rules. This does not limit rights relating to service animals, assistance animals, or legally required reasonable accommodations.

Safety & Security
For everyone's safety, residents must never tamper with or disable security cameras or systems, locks and access controls, smoke alarms, carbon-monoxide alarms, fire sprinklers, fire extinguishers, fire blankets, emergency exits or other safety equipment.
Please report damaged or malfunctioning safety equipment to Management immediately.

Parking
Use only assigned or approved parking areas. Do not block other vehicles, driveways, entrances or exits, fire access, walkways or emergency access.

Respect Others
Safe CoLV is a shared community. Residents are expected to treat housemates, guests, Management, contractors and neighbors with respect.
Threats or intimidation, harassment, fighting or physical violence, theft, stalking, deliberate property damage, discriminatory conduct prohibited by law, substantial disruption of other residents' reasonable enjoyment, and other unlawful conduct are prohibited.

Responsible Internet Use
Internet services must be used lawfully and responsibly. Do not engage in unlawful, malicious, abusive or network-disruptive activity.

Residential Use Only
Safe CoLV rooms and common areas are intended for residential living. Short-term rentals, unauthorized subletting, unauthorized commercial operations and regular customer/client traffic are not permitted unless specifically authorized or otherwise protected by applicable law.

Report Maintenance Issues
Please notify Management promptly if you notice leaks or water intrusion, pest activity or suspected bed bugs, electrical problems, plumbing issues, broken locks, alarm problems, property damage, heating or cooling problems, or other safety hazards.
Early reporting helps protect both residents and the Property.
- 18
Take Care of the Home
Please treat the Property, furniture, appliances, fixtures and shared spaces with care. Residents may be responsible for damage caused by intentional or negligent conduct as provided by the applicable agreement and California law.
Moving Out
When moving out, residents are expected to:
- Remove personal belongings and trash.
- Return keys and access devices.
- Leave the room and assigned storage areas in the required condition.
- Report known damage or maintenance concerns.
- Follow the applicable move-out procedures.
Move-out requirements, inspections, security deposits and any deductions are handled according to the applicable agreement and California law.
A Respectful Community Starts With Everyone
We want Safe CoLV to feel like a place where residents can come home, relax, and feel comfortable. Being a good housemate is simple:
- Be respectful.
- Keep shared spaces clean.
- Respect privacy.
- Follow the house rules.
- Communicate with Management when something needs attention.

These website guidelines are provided for general community information. The rules applicable to a particular resident are governed by the resident's applicable agreement, Property Addendum, and other written documents, together with applicable federal, California, and local law. Where a conflict exists, applicable law and the controlling written agreement govern.
